PROJECT OVERVIEW
Cambridge Roofers Ltd were awarded the role of principal contractor in December 2019.
The Store had reported water ingress entering through the slate roof, damage to the appending lead bays with damp appearing in various places. The outlets and internal downpipes were blocked. The roof had been installed over 40 years ago but recently started to fail in multiple areas.
Cambridge Roofers were called in to inspect the roof area and decide on a plan to fix the leaks but also minimize disruption to the store while they remained open. They needed a long-term solution but works completed in a short timeframe and also within budget.
We decided that the fastest and most economical way would be to erect full scaffolding to provide good access and minimize disruption as we had to work set hours each day to allow the store to carry on with its operations, this involved some night work. Working at night enabled us to transfer materials and waste with minimised risk to the surrounding public. We removed all slates, lead and batten and replaced with new modern Spanish slates, felt and batten and counter battens along with new code 5 lead to the bays. This roof was a close-boarded roof so this needed to be counter battened before we could install our breathable tyvec membrane. Whilst carrying out these works, we had to be mindful of the public below and plan our work and our deliveries to site ensuring everyone was safe.
In under 4 weeks, we oversaw the design and build of the scaffolding, still allowing the store entrance full access and then complete re-newel the store roof:
- Strip off old slates and stack ready to be recycled elsewhere saving in skips and waste.
- Removal of old batten and replace with treated timber battens.
- Install Tyvec breathable membrane onto the counter battens.
- Install new light weight long lasting Spanish slates.
- Install new dry ridge system.
- Removal of split lead valley and lead bays and replace with new code 5 lead.
- Replace any broken or rotten timbers.
Cambridge Roofers Ltd assigned 2-3 operatives, DBS Checked and qualified installers to carry out this work within 4 weeks to minimize disruption, also the site was managed by our operations manager Sean Audley and site manager Mark Shanks working closely with the store.
This Refurb project was delivered and handed over after 4 weeks allowing normality back to the store and anyone that used it.
