Project Overview
Cambridge Roofers Ltd were awarded the role of principal contractor in September 2020.
The building manager had reported water ingress entering through the flat roof area, damage also occurring to the parapet walls with damp appearing in various places. The outlets and internal downpipes were blocked. The roof had been installed over 40 years ago but recently started to fail in multiple areas.
Cambridge Roofers were called in to inspect the roof area and decide on a plan to fix the leaks but also minimize disruption to the offices below while they remained open. They needed a long-life solution but works completed in a short timeframe and within budget.
We decided that the fastest and most economical way would be to erect full scaffolding to give us good access and minimize disruption as we had to work set hours each day to allow the site to carry on with its operations. We started by removing by any moss and debris from the roof area, we then cut out all blisters on the old felt and sealed over with torch-on underlay. We installed a bitumous primer to the field area and all upstands. Once installed, we then removed all metal capping’s to perimeter edge so we could install 18mm OSB ply to the top of the parapet, then primed. Once primed we underlayed the ply before fitting a new GRP trim to the outer drip edge. Once everything was prepped and underlayed we then installed a Signature 25 cap sheet to the flat area and all detail areas giving the roof a new look and a 25-year Guarantee. Whilst carrying out these works, we had to be mindful of the workforce below and plan our work and our deliveries to site ensuring everyone was safe.
In under 4 Weeks, we oversaw the design and build of the scaffolding, still allowing the office staff and workers full access. Brake down of the roof below: roof:
- Strip off old capping’s so we can install 18mm treated OSB ply.
- Install of new black Grp trim to outer edge to form a drip.
- Removal of all debris and blisters on main field area of the roof.
- Install of bitumous primer to flat and all upstand details.
- Install of torch-on underlay to the flat roof area and any detail upstands.
- Install of a 25-year torch-on felt system.
- Removal of any redundant vents and blanked over with 18mm OSB ply.
Cambridge Roofers Ltd assigned 2-3 operatives, DBS Checked and qualified installers to carry out this work within 3 weeks to minimize disruption, also the site was managed by our operations manager George Sugden and site manager Simon Shanks working closely with the building manager. This Refurb project was delivered and handed over after 3 weeks allowing normality back to office and anyone that used it.
